The Emerging Market Property Fund (EMPF) is designed to exploit the growth potential of emerging, undervalued property markets.
Property has long been seen as an effective vehicle for diversifying an investment portfolio, providing returns which have a low correlation to stock markets and which are underpinned by the inherent security of land. The rapidly appreciating Eastern European property sector is currently delivering both diversification and strong real returns. The Fund is currently focusing on the Bulgarian sector of this market which we believe offers low comparative risks due to the stability of its currency and political situation; its growing economy and low inflation; the increasing level of foreign investment and its planned EU membership in 2007.
Using our extensive contacts in this region we are able to source opportunities before they get to market, obtain the necessary planning approvals and complete high quality developments to time and budget. We mitigate much of the development risk by using fixed design and build contracts where appropriate and maximising off-plan presales.
For our Fund members this is a sure way to get involved in the high return property business without having to do the background analysis, buying, construction, letting or selling. This is a way to diversify across many more properties and property types than you would otherwise be able to do as an individual. Everything is managed by the fund.
As the responsibility for the investor to make all the decisions and to manage the portfolio is moved to professional managers and the diversification can be much safer and wider than that which a single investor could normally achieve with limited funds.
Diversification reduces risks and exposes the investor to a wider range of market places and potential returns.
The EMPF is a collective investment fund which is Euro denominated and resides in Bulgaria. It is aimed at investors who understand the investment process and associated risks, including high net worth individuals, sophisticated investors and investment professionals.
The Funds primary goal is to deliver consistent strong absolute returns in excess of 30% per annum.
The minimum investment is €150,000 with preferential terms available for investments greater than €500k. The minimum investment period is five years.
